Question:
I was a licensed real estate salesperson several years ago, but left the field to do other work. I now want to start selling real estate again, can I do this without taking the class and test again?

Answer:
If you were once a real estate agent, but you did not keep your real estate license active when you were not working the last couple of years, then you will most likely have to take a licensing course and state exam again. In order for your real estate license to have been kept in active status, you would have had to complete the annual continuing education credits, as well as continue your working relationship with your supervising broker.

Most state real estate boards will allow a salesperson to place their license in a non-active status, but this inactivity is usually contingent upon completing the required continuing education credits each year.  You do not need to be hosted by a supervising broker during this time, but you can not work in real estate when your license is in non-active status.

If you did not place your real estate license in non-active status but simply let it expire, then you should contact your local board and ask them specifically what you need  to do so that you can begin to work in real estate again. My guess is that they will require you to take the state real estate exam again, and you may even be required to take another real estate licensing course. After you talk to your local board, check out the online real estate courses which are now available. These courses are very convenient and may help you get back to work soon.
